    In the Legal Hour for November Michelle McQuillan, who is Head of Commercial Property and a Senior Associate Solicitor at Oliver & Co Solicitors, spoke to Darren Antrobus on Dee's Morning Show..   

    Michelle talked about a wide range of transactions involving commercial property, such as buying, selling, refinancing or lease matters.

    What is commercial property?

    A building or land that houses a business, generates income for a business or is used in any form of business activity.

    Examples include:

    • Highstreet shops or shops and retail premises within a shopping centre or on a retail park.
    • Office space – Solicitors, Accountants, Banks
    • Industrial warehouses or showrooms
    • Property used for personal services such as beauticians or barbers/hairdressers
    • Medical practices for Doctors, Dentists and other healthcare providers
    • Any property owned or occupied by a charity, local authority or government body
    • Agricultural or Farm Land and forestry
    • Buildings used in hospitality – Hotels, BnB’s, pubs, cinemas, car garages, holiday lets

    Types of clients:

    • Geographically located throughout England and Wales
    • Sole traders
    • Partnerships
    • Limited companies
    • Pension schemes
    • Charities – faith organisations, community groups or any charity that has a property transaction
    • Developers
    • Lenders
    • Individuals with a buy to let portfolio – investment portfolios

    Types of transactions:

    Buying, selling, refinancing (high street or independent bridging finance) commercial property.

    Negotiating commercial leases whether acting for landlord or tenant

    Negotiating terms for other business lease/Landlord and Tenant transactions

    Development work – acquiring land for development on conditional contracts and negotiating terms for exclusivity agreements, pre-emption agreements, options and overage agreements.

    Land and agricultural matters – whether sale and purchase, lettings, farming tenancies and grazing agreements.

    Transactions on behalf of charities – sales, purchases, leases

    Investment property transactions on behalf of private pension schemes
